You, the person booking the Property, must also be a guest. Unless otherwise required by law, you must also meet the minimum age requirements of 25 years.
1. There are many eco-responsible countries in Europe and the sorting of rubbish is generally required by law. Rubbish can only be put in sealed rubbish bags (generally extra) which must also be put into suitable containers. It is prohibited to keep these rubbish sacks on the balcony or terrace. Glass, plastic, metal and paper items must be separated from the rest and put in the official bins provided for recycling.
2. The apartment fully guarantees the habitability and comfort conditions of the guests. You will make convenient and responsible use of the means made available to you (water, electricity, heating, air conditioning, etc.), as well as the belongings, furniture and appliances in the home. The kitchen, oven, lights, television, air conditioning, etc., must be turned off when leaving the apartment. The abusive or irresponsible use of household appliances, and especially of air conditioning/conditioning, can generate a great waste of energy and additional costs for the property, which is why it may limit its conditions of use, turn it off after a period of time. certain time, or apply to costs to guests where appropriate.
3. In many parts of Europe smoking is prohibited in public places, hotels, houses and apartments. SMOKING IS PROHIBITED in this apartment. Exceptionally, prior written authorization may be requested from the Host to smoke outside (terrace, garden). If this rule is not followed, compensation may be collected.
4. Usually in European countries the bathrooms do not have a waste water plug in the middle of the floor. Every bathroom flood contributes to the deterioration of the property and the flooring. Guests are responsible for this damage. Repair costs will be charged after departure.
5. The maximum number of guests is shown in the apartment description and it is not permitted for guests to exceed this number. The key holder will stop extra guests staying at the holiday house/apartment and a supplement will be charged.
6. The guest will ensure that the Property and all furniture, facilities and objects remain in the same condition and place in which they were at the time of arrival. You will also follow the house guides that the Host at the Property can provide you. Payment of additional charges such as loss/breakage of any item in the apartment, bedding, etc. It is carried out by charging the means of payment provided for the deposit.
7. If the Property offers or has more bedrooms than you have booked, the Host will have the right, at its sole discretion, to decide which are made available to you and which are not.
8. Disposal of food and other objects in the toilets is not permitted as the pipes are narrow and can become blocked quickly.
9. It is prohibited to carry out illegal activities on the Property or any activity that could be considered a nuisance to the Host or the neighbors.
10. We ask that guests treat the keyholder and the owner, whatever their gender, with respect and their rules should be followed.
REGULATIONS OF COEXISTENCE AND USE OF COMMON ELEMENTS
EL ALAMO RESIDENTIAL
The Internal Regime Regulations approved at the General Constituent Meeting of May 15, 2021, contain the rules that regulate coexistence and the proper use of common services and elements, within the limits established by the Law and the statutes, and are mandatory for all owners, occupants, users or tenants.
1. REST SCHEDULE.
- It is not allowed to carry out activities that cause noise and disturbance to neighbors from 00:00 in the morning until 09:30 in the morning. Likewise, from 3:30 p.m. to 5:00 p.m., since these hours are intended for the rest of the inhabitants of the Community of Owners.
2. SOCIAL CLUB.
- The Social Club will be used for social uses and purposes, never as a space for non-board games. Rest hours must be respected.
- The facilities must be left in perfect condition after use, the furniture clean and tidy and the doors locked.
- The furniture cannot be removed from the room to be used in other places.
3. OPENING PERIOD AND OPERATION OF THE POOL.
- The pool will open from April 1 to September 30, although the Board of Directors and Presidency are authorized to delay or advance the operating period, depending on the occupancy of the building and the existing weather circumstances.
- Bathing is prohibited to anyone outside of this community.
- The pool does not have a lifeguard service, so the parents or responsible person will be responsible for minors, exonerating the Community of Owners from any liability for accidents or losses resulting from non-compliance with this rule.
- You may have an auxiliary service to ensure compliance with the rules and prevent improper use of the facilities.
- It is mandatory to shower before bathing.
- The use of a scrunchie is mandatory for users with long hair.
- The passage and stay of animals in the pool area and adjacent gardens is prohibited.
- It is prohibited to clean sand from chairs, mats and beach objects in the showers. Cleaning of beach facilities (showers and footbaths) is recommended.
- The bathroom and garden area may not be occupied permanently with chairs, towels or other objects.
- It will not be possible to access the pool area and adjacent gardens with glasses, bottles or any glass containers or cans.
- Eating is not allowed in the pool area and adjacent gardens.
4. BATHROOM SCHEDULE.
- Pool bathing hours are established as follows: From 9:30 a.m. to 3:30 p.m. and from 5:00 p.m. to midnight.
5. PADEL COURT RULES AND SCHEDULE.
- Displayed on the notice board of the paddle tennis court
6. CHILDREN'S GAME SCHEDULE.
- The hours of use of the children's play area are established as follows: From 9:30 a.m. to 3:30 p.m. and from 5:00 p.m. to 12:00 p.m.
7. USE OF ELEVATORS.
- In no case may the capacity indicated in each of them be exceeded, neither in total weight nor in number of people.
- It is prohibited to use the elevators with wet feet or swimsuits.
- Parents or responsible person are responsible for the use of the elevators by minors, exonerating the Community of Owners from any liability for accident or loss resulting from non-compliance with this rule.
- Its use is not permitted to transport construction materials or to transport furniture except in small loads and with prior community authorization, and it must be properly protected and cleaned. In no case may the elevator be occupied permanently or continuously, leaving the rest of the neighbors without service.
9. USE OF THE GARAGE.
- It will not be possible to enter or exit on foot through the vehicle access and exit doors to the garage. Vehicles may not be parked outside the garage spaces.
- Access and exit of vehicles through the entrance and exit doors is mandatory.
- The private use of the garages must be respected. Parking in another person's space may be done with prior authorization from the owner.
- The placement of traps inside the parking spaces is permitted without impairing the circulation and maneuverability of the adjacent ones.
11. HANGER OF CLOTHES.
- Clothes hanging must be carried out on the private clotheslines. It is prohibited to carry out the laying on the main terraces of the homes, as well as on the protective railings, unless it is carried out on mobile clotheslines installed on the floor of the same, which do not exceed the height of these so as not to be visible, in order to avoid not to undermine the aesthetic image of the façade. In any case, no inconvenience should be caused to the lower dwellings.
12. PETS.
- Owners who have dogs or other pets in the Community of Owners must comply with the following rules:
- Dogs classified as dangerous must always be tied and muzzled, that is, under no circumstances should they be loose in the Community premises.
- They will be prevented from performing their physiological functions in gardens or other common areas of the Community. If these physiological functions occur, it is the owner's obligation to clean them.
- The owner must prevent barking from occurring, particularly during established rest hours.
13. USE OF COMMON SERVICES BY TENANTS AND GUESTS.
-The owner is responsible to the Community of Owners for their compliance with the regulations, to whom he will deliver a copy, and must demand their respect. Likewise, he is responsible before it for the acts and damages caused by them.
- In case of non-compliance, the Community of Owners will adopt the necessary measures for the effectiveness of the rules, passing on to the responsible owner all the expenses incurred for the maintenance or repair of the affected common elements.
14. RENTALS.
- When there are different properties in the building that are intended for the temporary transfer of use of the entire furnished and equipped home in conditions of immediate use, marketed or promoted in tourist offer channels or by any other means of marketing or promotion, and carried out for lucrative purposes, subject to a specific regime, derived from its tourism sector regulations, will be subject to current legal regulations.
- Owners who rent their homes, given that they have been assigned the use of the common facilities, will not be able to make their own use of them during the term of the rental contract.
15. IDENTIFICATION.
- When the presence of strangers outside the Community for non-legal purposes is observed in the building, their identification may be asked and, if necessary, the government bodies and police authorities will be notified.
