Beautiful villa with private pool located 100 meters from the beach in the resort of Roche, Conil de la Frontera (Cádiz).
The Villa is a luxury, elegant property with a large private pool and has been completed renovated to give that modern, contemporary feel throughout. It is located merely 150m from the stunning sandy beaches of Roche and can sleep up to 9 guests. On the ground floor there is the extremely spacious, light and airy lounge and comfortable dining area, a modern and fully equipped kitchen and two bedrooms (one twin and one with 3 single beds). Upstairs there is the double bedroom with en-suite bathroom and a further twin bedroom. They have access to the balcony with extensive stunning sea views across the Atlantic. There is internet access (wlan) in the whole house. The Villa is centrally heated throughout to add to your comfort in the cooler months. Through glass sliding doors from the living room you step out onto the large furnished terrace and the pool area (with sun lounges) making this the perfect place to relax, take a dip or simply enjoy the warm evening air whilst dining 'al fresco' style listening to the sound of the sea.

The villa has 200 m2 and 750 m2 plot, has two floors, 4 bedrooms, 3 bathrooms, living room, wide kitchen, garden, private pool, terrace, porch, balcony. Fully furnished, kitchen utensils, sheets, ready to go.

The beach is virtually private Roche, and that can only be accessed from the urbanization. Roche is one of the most exceptional developments of the Costa de la Luz of Cadiz, located in a unique natural setting, facing the Atlantic Ocean, with natural sandy beaches and small coves.

In excellent weather conditions throughout the year due to its geographical location, between the beach and pine trees, which makes the urbanization Roche is a paradise by the sea.

Setting

Roche is one of the most exclusive residential areas in the Costa de la Luz and sits within a protected pine forest between Conil and Chiclana on the coast. Roche is dotted with luxury villas on private plots amongst the trees and is far away from the hustle and bustle of mass tourism making it a quiet, tranquil, natural environment in which to spend your holiday. Roche is quite unique as it benefits from a sheltered position and yet it is immediately adjacent to some of the most romantic coves “Calas de Roche” with their sandy beaches. Tio Juan de Medina, Cala de Pato and Cala Encendida can be reached via steep stairs carved in the side of the cliff. These are great for sunbathing and swimming in the sea as they are sheltered from the wind by the high cliffs and luscious, wild vegetation which include various aloes, shrubs and an abundance of rosemary, its subtle scent can be captured in the sea air.
A good walk along the endless beaches can extend on to the beach of La Barrosa and further to Sancti Petri. Tantalise your taste buds by sampling some of the fantastic Andalucian cuisine available at restaurants located in and around Roche.
There are lots of extra facilities to help make this your perfect family holiday destination such as a playground for the little ones, tennis courts, paddle tennis courts, a football pitch, great golf at Novo Sancti Petri only a 5 minute car journey away, plus a good supermarket, pharmacy and cash dispenser.

Its weather is almost enviable microclimate with an average of 19 degrees in winter and 25 degrees in summer. Next to Sancti Petri and 4 golf courses within 10 minutes.

The complex has all amenities, pharmacy, supermarket, hairdresser, clubhouse, restaurant, church and even sports courts (tennis, paddle tennis, basketball, soccer ...) where you can enjoy all kinds of activities.

Activities and attractions

With all kinds of sports: tennis courts available in the residence, paddle tennis, football, basketball, volleyball, golf courses all around, security 24hrs, restaurant, clubhouse, children's playground, church, pharmacy, bookstore, stationery, coffee shop, supermarket, hairdresser.Very near to the best windsurf and kite surf spots : Tarifa, Sancti Petri. There are a tree climbing stuff at the residence (excellent for the kids)
Sports facilities can be enjoyed 365 days a year, from 8 in the morning until 12:30 at night, except tracks 3 and 4 paddle and tracks 3 and 4 courts, where the reservation start at 9.30 and 9 hours respectively.

The use of the basketball courts, indoor football, football 7 volleyball and bocce is free and no advance booking is necessary for any of them, being at the expense of holding the Community championships.

Padel: The reservation can be made by direct payment or through bonds, and both options should be made at the offices of the Community. The loose starting hour and a half is priced at 10 euros, and a Bonus 6 ½ hour games each has a cost of 35 euros. The reservation of tracks is performed from September to June at the offices of the Community from 9 to 15 hours and the security phone outside office hours or days.
Tennis: We use the same system of rent, but with a difference in duration of the reserves and the price: the games will be one hour long, and the price is 6 euros for loose items and 18 euros bonus 6

The Villa is located in the prestigious residential area of Roche in Conil. The stunningly beautiful coast and beaches are just a few steps away. Roche is maybe the most elegant development in the whole area with high-class villas and impressive landscaped gardens. Surrounded by pine forests, it is ideally located between a succession of secluded coves towards the lighthouse of Conil, and the endless soft beaches of La Barrosa towards Chiclana.Roche is a very tranquil most of the time, but becomes very lively in high season since most of the properties are holiday rentals. In the large communal area there is a small but well stocked supermarket, pharmacy, playground and pizzeria. There is also a public fitness park, free basketball courts and football fields, as well as tennis and paddle tennis courts which can be rented for a reasonable fee. The excellent restaurant El Timón with direct access to the beach is situated on the cliffs of Roche.The nearest banks and larger supermarkets are in El Colorado (6 km). Conil is approximately 8 km away 10-15minutes by car.
