* BOOKING PREFERENCES FOR SUMMER 2025:
Bookings for summer 2025 would be accepted from February 2025.
-First preference will be given to regular guests , and then , the dates that remain available , will be open to other potential guests .
- Preference will be given to bookings of 14 nights (or more).
- Priority will be given to bookings whose check-in and check-out dates overlap with confirmed bookings.
- Check-in / check-out will preferably take place on Friday / Saturday. In order to reconcile the professional and private life of the cleaning staff (and mine as well), check-in / check-out on Sundays will be avoided and also the 15 th. of August .
*SUGGESTION : In order to calculate the correct Rental Price , you should define the check-in date , the check-out date and number of guests ( children included ). Basic prices are defined from 1 to 4 guests. As the maximum capacity of the property is for 6 guests , there is a extra fee from 20 euros/night ( depending on which seasson ) for each extra guest after 4 guests . The same number of nights as the total Reservation nights would be charged to each extra guest even if they stayed less nights. There is no suplement fee for babies under 1 year that sleep in cradle that guest should bring .
Only 1 baby per reservation will be admitted for free.
I do rent a Duplex Penthouse with stunning views of the atlantic ocean and the golf.It is located in the condominium called " TERRAZAS DEL GOLF " in the worlwide prestigious resort called COSTA BALLENA in Rota ( Cadiz ).

Firstly ,i wanted to thank you for taking your time in reading this explanation. Probably once you have read it ,many of your doubts would be solved :
*THE PROPERTY :
It is a duplex penthouse located in a corner of the building ,so there are 3 frontages. That means it is has a lot of natural light and it is fresh during the summer. Besides ,there is air conditioning in the living room and all the 3 bedrooms.
The access is located at the attic floor and through the indoor stairs ,you go down to the second floor. The distribution is as follows :
*** PENTHOUSE FLOOR LEVEL ***
-Entrance.
-Kitchen. Modern design kitchen with a huge counter with all the utilities you could need : fridge , freezer, dishwasher, oven , microwave , wine-fridge , deep-frier, stove...views to the terrace.
-Laundry room+ toilet . There you have the washing machine and drier. also a wc and a sink.
-Dining room. A big cherry wooden table for 6 ( that can get bigger up to 8 ).
-Living room. There are 2 big confortable sofas for 6 people. Smart TV 49¨ TV and dvd sound system. There are views of the sea and the golf. Access to the big terrace.
-Terrace. it is a big terrace of 40 m2 ( 400 sqf ) .from there you will enjoy the stunning views of the sea and the golf course. there are 3 different areas : the 2 armchairs area , the dining table for 6 ( can get bigger up to 8 ) and a sofa area with confortable cushions. It is the "heart" of the appartment as due to the nice weather ,you will do a lot of life there : breakfasts, lunch , dinners ,naps, having a relaxing drink enjoying the views...
Then using indoor stairs we go down to....
*** BEDROOMS FLOOR LEVEL ***
-Master Bedroom .There is double bed of 160 cms wide x 200 cms. long. Flat screen 42¨ .Two closets. Access to the second small terrace of 10 m2. From that terrace you can also enjoy the views of the sea and the golf. There is an ensuite bathroom with a small window that also have views to the sea and golf.
-Second Bedroom. There are 2 single beds 90 cms. wide x 190 cms. long. On request in advance , these 2 beds could be joined into a big bed 180 cms. wide x 190 cms. long .One closet.Views to the park called "Paseo de la Montaña".
-Third bedroom. It is decorated as working lounge. There is an individual bed of 105 cms wide x 180 cms. long. There is a table and chair for working .There is closet.There are golf views.
NOTE: As a novelty for Summer 2025 , in this third bedroom is going to renew the bed and mattress . I am still not clear if I will install a bed of 90 x 190 , and the maximum capacity of the property would remain for 5 guests . Or if I am going to install a trundle bed or a double bed, and therefore, the maximum capacity would become 6 guests . If you have any questions about this, please do not hesitate to ask me.
-Second bathroom. A big marble bathroom with 2 separate areas : first one with the 2 sinks and the second ,with the wc ,bidet and bath. There are views to " Paseo de la Montaña" park.
*There is air conditioning inverter system ( very quiet) in the living room/dining room and at the 3 bedrooms.
*There is a Parking space in the Basement.
*The elevator stops at the basement ,so you can go directly from the Parking to the Attic Level .
V.I.P : This is NOT the typical "cheap furniture" summer renting appartment . I have been living and enjoying it for more than 20 years , and i have been constantly improving the decoration and utilities with care and effort , in order to help you enjoy an unforgetable stay in my property . On the same way , i expect from guests to take care of it as if it was their own home too.

Setting
*The condominium:
The condominium is located at first line of building housing on the shore. Several predestrian exists head to the park called "paseo de la montaña" that leads 5 minutes walking to la ballena beach. So you do not have to cross any roads to arrive walking to the beach ,which is very convenient if you have kids.
There are well cared green areas all over around the building.
There is a long big swimming pool ( 25 meters long ) and a small one for kids.
Important : the swimming pool term is from 15 th. Of june until 15 th. Of september . The condominium could decide to change this callendar by extending or reducing it , unfortunately that decission would not depend on me , so no compensation could be claimed for this .
The lesse will follow schedule and rules for use of the swimming pool.The use of the condominium areas and swimming pool is only allowed to the guests that are staying in the attic . No other guests ( even being friends or family ) are allowed to use them. There is no lifeguard in the swimming pool . Therefore parents / guardians are responsible for children exempting the community of any responsibility. Minors can never be inside the fenced venue of the pool or green area without supervision of an adult.
In the lot located in front of the condominium , there is a public sports center with 4 paddle and 2 tennis courts.

Ático totalmente recomendable, incluye todo tipo de facilidades, muy completo. Ubicación muy buena, con vistas al campo de golf y a pocos metros de la playa (se puede ir andando y mejor aún en bici). Muy cuidado, nuevo y limpio. Lo mejor, la terraza! Enorme, con unas vistas espectaculares y muy, muy agradable. La única pega son los dos pisos (subir y bajar si algo se te olvida) La urbanización cuenta con una piscina muy agradable Javier siempre muy atento a todo y muy formal
Great views! Nice attic, comfortable, dishwasher, washer dryer, kitchen is nice to cook in. Has everything you need . Javier was excellent with us he made everything easy for us and checked on us to see if we needed anything during the week. Definitely would stay here again. Great apartment in Costa Ballena
My friends and I stayed at Javier's apartment from 30th December to 5 January 2015 in order to celebrate New Year's eve in Spain. This was the ideal accommodation in which to enjoy are stay. We were four persons sharing and the apartment had all the facilities and the space in which we could comfortably relax and enjoy our stay. The layout of the apartment is great, with the kitchen and living areas on the top so that you can enjoy the spectacular views of the golf course and sea, the patio area is really spacious with large seating to chill out and enjoy the sun throughout the day, the large kitchen is fully equipped with all the utensils and stuff you will need to prepare your meals. Bedrooms and bathrooms are located on the lower floors and are spacious so there is lots of space to relax and store your clothes and other stuff. The apartment is decorated in a modern style and was clean and tidy and you really do feel that this apartment is looked after and maintained to a high standard. Javier the owner was the perfect host and met us on time, provided lots of useful information and kept in contact during our stay to check that all was well. If you are looking for an apartment that is smart, spacious, near the sea and shops then I can highly recommend this apartment and one that I will definitely like to stay again.
