The accommodation

Karisma Suites has an area of 120 square meters and consists of 2 large bedrooms (separate) with orthopedic super king size double beds, one of the 2 has an additional private room available with a large single bed. A couch bed is also available in the living room.

Each room has air conditioning, TV, safe and free fast Wifi accessible in every room and desk.

There are 2 bathrooms with shower, a fully equipped kitchen with a new dishwasher, a living room with a double sofa bed, a room with a washing machine, 2 large bookcases with hundreds of books on Italian and foreign artists and places.

The apartment overlooks the silent Via Modena so it will allow you to rest in perfect tranquility. Inside Karisma Suites you can experience contemporary art through the works of the artist Stefania Pinci.

WHAT’S UP AROUND KARISMA SUITES
A few advices if you want stay in proximity of Karisma Suites for any reason whatsoever. These are interesting places located from 50 meters up to 600 meters distance from 1 to 10 minutes walking distance). The range of the selection goes from the food to the music from the ice creams to the medicaments.

Historical attractions: Palazzo del Quirinale, Scuderie del Quirinale, Giardino di Sant’Andrea al Quirinale, Piazza della Repubblica, Le Terme di Diocleziano, Basilica Papale di Santa Maria Maggiore, Palazzo Barberini, Palazzo delle Esposizioni, Teatro dell’Opera, Fontana di Trevi, Piazza Venezia, Altare della Patria, Musei Capitolini e Foro Romano.

Taliani (Bar e Pasticceria highly recommended especially if you want to start a day with a terrific breakfast and much more. You can find a vast choice of salty and sweety Italian handmade products. They open at 5.30 am and close at 19.00. This is the place that makes the difference with the dozens of other bars around. A must to do at only 150 meters from Karisma Suites going towards Piazza Venezia!).

• A procedure to check in on line is mandatory including the uploading of the passports of all the guests. See link in the first email that you received automatically when you booked your stay in our structure.
• Upon your arrival a short briefing will be planned to inform you about the use of access codes, provide the keys of the door of Karisma Suites, check documents (if required), pay the tourist tax (if the reservation has been done through booking.com), test the WIFI, Q&A, etc.
•To enter into the building of Karisma Suites from Via Nazionale 243 you will need to open 2 doors/gates at ground level throughout the code of access 1805A while you will receive the key(s) during the check in to open the armoured door of Karisma Suites. Both keys must be left on the table of the living room before you will check out;
• The check-in is usually from 15:00 (unless not agreed differently in writing by the host and the guests) on the day of arrival while the check-out is latest at 11:00 am on the day of departure (unless not agreed differently in writing);
• Persons that have not been declared at the time of the online check in can not enter at Karisma Suites;
• The deposit of the luggages before the time of the check-in might be possible but it must be requested via chat or /and email in writing at least 3 days before your arrival. In fact, we need to verify the time of departure of any eventual clients checking out on the same day. If Karisma Suites can not be keep your luggages for some hours, we can find an alternative solution in the Hotel La Griffe close by for a small fee (5 euro per luggage per day);
•In order to use the free wifi line you should dial the following code of access :

Please make sure that the external and internal doors of the elevator are always correctly closed;
• Animals are forbidden;
• It is strictly forbidden to smoke in the guest house and within the perimeter of the building;
It is forbidden to touch the electric panel and the equipment for the hot water and heater (this latter switched on from November till April). In case of any eventual issues you can call the owner ;
• No party. Quite hours begins at 22.00 and end at 8.00 am;
• You can have food and drinks in the kitchen and in the living room while food and drinks are not allowed in the bed rooms;
• Please, do not throw any objects in the toilets. Only toilet paper and personal waste should go in the toilets;
• We recommend you to close all the windows while the air conditioned is switched on. The heater is functioning from November till April for a maximum of 8 hours per day and it can be switched off manually if it will be needed;
• You are required to switch off the lights and air conditioned when you go out;
• The mechanism to rise and lower the curtains of all windows must be used with care as it is fragile;
• When you go out please close all windows and make sure that the armored door has been properly locked;
• The children must never be left alone in the guest house;
• We would appreciate to receive well in advance the time when you will check out in order to organise the cleaning routine of our guest house for the next guests;
• A Tourism Tax / Contributo di Soggiorno must be paid cash to us upon arrival (euro 5.0 per person per person per day). A receipt will be given for it by the owner.
• The guest house should be left tidy and clean prior to the check out ;
• The garbage must be thrown in the bin located in the kitchen. We suggest to put the garbage regularly in the dedicated room at ground level for the recycled objects. This area is located in the building in proximity of the fountain. Waste can be separated as follows: glasses, plastics, papers and general garbage. The deposit room for collecting the garbage is open from Monday to Friday from 9.00 am till 13.00 and from 16.00 till 19.00. On Saturday is open from 9.00 am till 11.00 am and on Sunday is closed. However, every day after 20.00 everyday just outside the door (on the right side when you go out from the inside) of the building you can leave your garbage in a plastic bag. S track will pass to pick up such bag in Via Nazionale 243. i
• Finally please make sure that all persons of your group will receive this edition of the rules of the House and that they will abide to it. This will make their stay more pleasant and our job as an host more efficient.
